Symptoms

What the door is doing, and what it usually means

Very common Motor runs, nothing moves Almost always a stripped plastic drive gear inside the motor head — a wear part on chain-drive openers around the ten-year mark. It is a workshop-grade repair, not a new opener. A repair, not a replacement

Very common Closes halfway, then reverses The safety sensors either side of the door are misaligned or dirty, or the down-force is set wrong. Often a ten-minute fix and frequently included in a tune-up. Often the cheapest visit we make

Remote works up close only A weak receiver, a dying remote battery, or interference from an LED bulb in the opener — genuinely one of the most common causes, and one nobody expects. Often no charge if we are already there

Loud grinding or rattling Usually the chain or the trolley rather than the motor. If there is a bedroom above the garage, this is worth fixing for its own sake. Chain or trolley, rarely the motor

Dead — no lights, no response Logic board, capacitor, or something as simple as a tripped GFCI outlet the opener is plugged into. We check the free things first, in front of you. We check the free causes first

Genuinely time to replace Made before 1993 Openers built before the federal photo-eye requirement have no safety reverse system. If yours has no sensors near the floor, we will recommend replacing it and we will explain exactly why. Replacement recommended

If it does need replacing

Chain, belt, or wall-mount

Chain drive is the cheapest and the most durable, and it is the loudest. Fine for a detached garage. Not fine under a bedroom.

Belt drive is a reinforced rubber belt instead of a chain. It costs a little more and it is dramatically quieter. If anyone sleeps over the garage, this is the one — it is the upgrade customers thank us for most often.

Wall-mount bolts beside the door rather than hanging from the ceiling. It frees the whole ceiling for storage, it is the quietest of the three, and it needs the right headroom and a torsion bar to mount to. We will tell you at the visit whether your garage suits one.

What we would add, and what we would not

Battery backup — worth it. It is also required on new installs in some states, and it means a power cut does not trap your car.
Keypad on the outside — worth it, cheap, and it ends the "locked out with no keys" problem for good.
Wi-Fi / phone control — worth it if you will actually use it. Built into most current openers at no extra cost.
Built-in camera — only if you want a camera. It adds meaningfully to the price and a doorbell camera may already cover it.
